Preventative Roof Maintenance

All professionally installed roofs have a warranted lifespan. How old is yours now? 20 years? 30 years? 40 years? Have no idea? Actually, new roof or old, a thorough roof inspection should be performed by a competent roofing professional every 2 to 5 years. The spring inspection enables detection of possible winter damage and allows repairs to be performed during favorable weather conditions. The fall inspection enables problem detection and repair of the roof before severe winter weather can make things worse. It is also wise to perform an inspection after major storms or construction activities (including Kitchens, Bathrooms or any plumbing items) that involve the roof in any way.

Look for an established, licensed roofer and

  • Request at least two references and visit work performed by the contractor in the past couple of years.
  • Ask to see certificates of insurance to be sure both liability and workers' compensation insurance coverage is carried, and are in force during the time the roofing work is being done.
  • Insist on a detailed, written estimate clearly stating the scope and details of the work.
  • Carefully review and understand any warranty and consider all conditions that might void it.
  • Expect your contract to include a schedule for when work is to be completed
  • Be skeptical about bids considerably lower than others written for the same job. A contractor might seem very competitive because of a low bid; however, they may be uninsured and may perform substandard work.
